Americans continue to abandon major cities like New York, Los Angeles, and Chicago, opting instead to relocate to counties in the Deep South, Texas, and the Mountain West. A county-by-county analysis by property research firm ResiClub indicates that the impact of the pandemic and a rise in violent crime — particularly in Democrat-controlled cities — has resulted in an observable shift in American migration patterns over the past few years.

Based on population figures from April 1, 2020, to July 1, 2023, the property research group’s study shows a converse trend for counties in California, the Great Plains, and the inland Northeast, which witnessed some of the most notable population declines. New York City has been the hardest hit by the migration trend. The top three counties experiencing population decline — Bronx County, Kings County, and Queens County — comprise three of the Big Apple’s five boroughs.

Skyrocketing rental and housing costs have driven the bulk of out-migration from major U.S. cities, as have rising urban crime rates. The unchecked flow of illegal immigrants at the U.S. southern border is only exacerbating urban housing costs and violent crime — indicating that the flight from cities isn’t likely to subside anytime soon.

Meanwhile, the top three counties experiencing an influx of migration during the three-year period were Collin County, Texas; Wake County, North Carolina; and Hillsborough County, Florida. Collin County, Texas, is a part of northeast Dallas and includes the wealthy suburb of Plano. Likewise, Wake County, North Carolina, comprises the cities of Raleigh and Durham — along with a burgeoning technology and medical sector centered around Duke University, North Carolina State University, and the University of North Carolina at Chapel Hill.
